
In this day and age many people are becoming more health and environmentally conscious. And what better way to preserve the environment and your own health than by living in a San Diego real estate community that allows you to walk just about everywhere you need?
Walk Score™ is a new rating system that rates the walkability of various neighborhoods throughout the San Diego real estate market. It basically measures how easy it is to live without the use of a car on a daily basis. Walk Score™ does not measure how beautiful the area is… it only measures how easy it is for you to get from point A to just about any point B you can imagine.
What Determines the Walk Score of Each San Diego Real Estate Community?
Walk Score™ uses an algorithm that “awards points based on the distance to the closest amenity in each category”. A maximum number of points is awarded if the amenity if within a quarter of a mile from the address. The point system offers less points as you reach up to one mile. After one mile has been reached there are no points awarded for that amenities category. The closer amenities are to your Seattle home… the more points are awarded.
The point system is from 0 to 100… 100 being one of the most walkable San Diego real estate communities. As a community, or more specifically an address, becomes less walkable the points significantly decline. Depending on whether you are looking for a San Diego community that is more remote (less walkable) or one that will allow you to do your day to day errands, get your entertainment fix, and dine at delectable restaurants just steps from your San Diego home, here is a guide to follow when searching for San Diego homes within a specific walk range:
• 90–100 = Walkers' Paradise: Owning a car in a San Diego community with a Walk Score™ between 90 and 100 is optional. You don’t particularly need one but just in case you do have one there are plenty of San Diego condo buildings with parking just for you.
• 70–89 = Very Walkable: Owning a car in a San Diego community with a Walk Score™ in this range is still optional. You can certainly get by quite easily walking or even riding a bike to your local bookstore, coffee shop, or your favorite restaurant.
• 50–69 = Somewhat Walkable: While there are still plenty of stores and other amenities within walking distance of San Diego homes with a Walk Score™ in this range… this range is slightly more dependant upon the use of a car for daily errands, getting to work, etc.
• 25–49 = Car-Dependent: Very few stores and amenities are within walking distance when a Seattle home is in this Walk Score™ range. In neighborhoods and communities with a walk score from 0-49 you will generally find single family homes with larger lots. These areas tend to be more desirable to growing families and those who enjoy having large front and rear yards with beautiful landscaping.
• 0–24 = Car-Dependent (Driving Only): If you currently live in a San Diego neighborhood with a Walk Score™ of 0-24 you don’t likely walk to work, the grocery store, movie theaters, etc. each day. In fact, there is virtually no stores or community amenities within a mile of your San Diego home.
So where are the most walkable communities in the San Diego real estate market? Generally, you will find that the most walkable communities exist at the center of any city; Downtown San Diego, Mission Hills, Old Town San Diego, University Heights, North Park, Hillcrest, University Heights, Mission Valley, Fashion Valley, etc. All of these areas are filled with beautiful homes that offer a variety of amenities for you to explore in areas with very high Walk Scores™.
